How to Set Your Home Up For Success

  This is not a market to be messing around with. You need to know what buyers are looking for and accomodate them with exactly what they need. Here are some tips for setting your home up for successful selling. Remember, your home is no longer your own now; buyers have to see themselves in your home to even consider an offer.

Buyers always want more for their money. By using these sneaky tricks you can make rooms seem bigger than they are.  Remove one piece of furniture — an ottoman or a second nightstand from a bedroom. When buyers are crammed, they feel awkward and uncomfortable.

Don't have worn out or old drapes hung on the windows; sometimes just a clean bare window can let in more light and make the room feel not so closed in.  Empty closets by two thirds to create a plenty-of-storage feel. Carefully pack away items that you can do without until you are in your new home.  Keep children's toys and even grown up ones packed away. Buyers don't want to see your collection of baseball memorabilia or the kids play kitchen taking up a den or office. 

  In the kitchen, clear small appliances off your counters. Having one or two items on the counters is plenty and can create a lot of space just by removing the clutter.  Keep pantrys perfectly organized and not jammed packed.  You want buyers to think there is plenty of room should they move right in.

Create a feeling of uninterrupted flow by taking out un-necessary table leaves and removing all but four chairs. Even a bare table can bring a sense of calm and cleanliness.

Keep rooms as they were originally designed for. Don't put the office furniture in the dining room and keep family rooms clear of toys and games. You don't want the buyers to know who you are when they tour your home; only that this is a place they could move right into.
